Void Filling and Soil Stabilization Behind Seawalls
When soil has already left the property, something has to take its place. This page explains how voids form, what stabilisation can address, and — importantly — what it cannot.
How a void forms
A void is the space left behind when retained soil is carried out through an opening in the wall. The process is gradual and invisible. The cavity typically develops immediately behind the wall at the depth where water is exiting, then works upward and backward as material collapses into it.
Nothing appears at the surface until the remaining soil above the cavity can no longer bridge it. At that point a depression forms, a paver drops, or the ground opens.
Contributing conditions
- Failed joints. The most common escape path in a panel wall.
- Cracks and penetrations. Any opening through the wall face can serve the same function, including pipes and conduits that were never properly sealed.
- Drainage. Concentrated discharge from downspouts, irrigation or deck drains increases the volume of water looking for a way out.
- Tidal cycling. Repeated wetting and draining moves fine material more effectively than steady flow.
- Fill quality. Uniform fine sands migrate more readily than well-graded fill.
- Toe conditions. Where material is being lost below the wall rather than through it, the mechanism is different and more serious.

When structural evaluation is still needed
Situations where filling should not be the first decision
- The wall is leaning, bowing or out of alignment
- Several joints have opened along a continuous run
- Settlement extends well back from the wall, or under a slab, deck or pool cage
- Material appears to be escaping below the wall rather than through it
- The wall has already been filled once and the ground has settled again
- Cap or panel cracking is widespread rather than isolated
In each of these cases, the void is evidence of something rather than the problem itself. Filling first can make the underlying condition harder to assess.
Questions to ask about a stabilisation quote
- What do you believe the soil is escaping through, and how did you determine that?
- Does this scope close that path, or only fill the cavity?
- How is the extent of the void being established?
- What material is being used and why is it suited to these conditions?
- What happens if more void is found than assumed?
- What is warranted, and does the warranty cover recurrence of settlement?
